HOA work fails when extras show up unsigned. We write the scope, do that work, and quote anything else before it starts.
Entrances, island beds, seasonal cleanouts, and debris haul are the usual package. We do not mow the common lawn unless a separate agreement says so — and we do not sell mowing as a service.
One person to call. Photos and a walk of the property are enough to start.
